Boundary Surveys

Establish or re-establish property lines with confidence. Our boundary surveys include thorough deed research, monument recovery, and clear deliverables that stand up to scrutiny, whether you’re buying, selling, subdividing, or resolving a boundary question.

Subdivision & Lot Line Plans

From a simple two-lot split, lot consolidation, or lot line adjustment to a 300-lot community, we prepare subdivision plans at every scale. We handle the plat, township and county review, and final plan recording — and when new streets and utilities are involved, our engineering team designs those too, all under one roof.

Construction Staking

We translate plans into the field. Our staking services ensure buildings, utilities, roads, and grading match the approved design. And because we likely designed the project, we understand the intent behind every line on the plan.

ALTA/NSPS Land Title Surveys

For commercial transactions and refinancing, our ALTA surveys meet lender and title company requirements. We handle the coordination with title commitments and deliver surveys that facilitate smooth closings.

Topographic Surveys

Accurate topo data is the foundation of good site design. We capture existing conditions (contours, utilities, structures, vegetation) and deliver survey data that feeds directly into our engineering workflows, eliminating the gaps that happen when survey and design are handled by separate firms.

Elevation Certificates & FEMA Submissions

If your property touches a flood zone, the paperwork matters as much as the survey. We prepare FEMA Elevation Certificates for flood insurance rating and support Letters of Map Amendment (LOMA) and other FEMA submissions that can remove a structure from the mapped floodplain entirely, often saving owners thousands in annual premiums. We also provide the floodplain analysis needed for permitting on sites where development and flood zones overlap.
